Roof Painting & Restoration โ Inner West & Bayside
Residential painting ยท Quotes and work are carried out by our licensed partner painting company (residential and commercial) and, occasionally, other licensed local painters.
A roof coating can extend the life of concrete tile and metal roofs, but only if repairs come first. Ridge capping, cracked tiles and rust need fixing before any paint goes on. Near Botany Bay, salt air makes rust treatment on metal roofs especially important.
What's usually included
- Roof inspection and photos
- High-pressure clean
- Replacing cracked tiles, re-bedding/re-pointing ridge caps
- Rust treatment and primer on metal roofs
- Two coats of roof membrane coating
Cost
PaintersHub's 2026 Sydney guide lists roof painting (Colorbond or tile) at around $2,500โ$6,500, with pitch, size and repairs driving the price.

Frequently asked questions
Can you paint a terracotta roof?
Glazed terracotta tiles generally aren't painted because coatings don't bond well; unglazed terracotta and concrete tiles can be. Inspect first.
Can asbestos (fibro) roofs be painted?
Pressure-cleaning or sanding asbestos cement roofing is dangerous and heavily restricted. If your home was built before 1990 and has a fibro roof, get it assessed first โ see SafeWork NSW guidance.
Is roof painting the same as roof restoration?
Restoration usually includes repairs, re-bedding/re-pointing and cleaning as well as coating. Painting alone over a damaged roof won't fix leaks.
